📍 Published by WE R PR1ME Real Estate South African homeowners and buyers have a reason to smile: the recent cut in the repo rate has translated into lower interest rates, and that means lower monthly bond repayments for existing and prospective property owners. This decision by the South African Reserve Bank is a welcome relief in an economy still finding its footing. For those already in the property market, monthly savings on bond repayments can free up funds for renovations, investments, or family needs. For those looking to enter the market, it’s an ideal time to take advantage of favourable lending conditions. A lower interest rate can significantly reduce the total cost of your home loan over time, providing more room for financial flexibility. Here’s what you need to know:Bond repayments are now more affordable, thanks to the decreased prime lending rate. New buyers may find themselves able to afford properties that were previously out of reach. Current homeowners should consult their lenders to understand the exact impact on their repayments. At WE R PR1ME, we’re here to guide you through every step – whether you’re looking to buy, sell, or invest in real estate across South Africa. 🔗 Start your journey here: https://werpr1me.co.za🔍 Browse listings: https://werpr1me.co.za/buy
Is Now the Right Time to Buy Property in South Africa? What the Experts Are Saying
As we move through 2025, one question keeps coming up from prospective homeowners and investors alike:“Is this the right time to buy property in South Africa?” It’s a valid concern, given global uncertainty — but the local property landscape is showing strong signs of resilience and opportunity. Why Buyers Are Paying Attention: 🔹 Interest Rates Are ReasonableWhile inflation remains a watchpoint, the South African Reserve Bank has maintained a balanced approach to interest rates, keeping them within a manageable range for bond applicants. 🔹 Economic Recovery Is UnderwayAfter a slower growth phase, major metros like Gauteng and the Western Cape are experiencing renewed activity — particularly in well-located residential developments. 🔹 First-Time Buyer SupportGovernment grants and initiatives are easing the path to ownership for first-time buyers, especially in the affordable and mid-value segments. 🔹 LED Demand Is Driving GrowthLifestyle estate developments (LEDs) and secure sectional title units remain in high demand — particularly among remote-working professionals and young families. So, Is It the Right Time? The answer is simple: It depends on your circumstances. But with the market stabilising and long-term value looking strong, now could be an excellent time to make a move. Deadline to Object to Your Property Valuation – 2 May 2025
The City of Tshwane has published its municipal valuation roll for the 2025–2029 period, and property owners have until 2 May 2025 to object to their property valuation if they believe it is incorrect. It is crucial that residents review their property valuations and lodge objections if necessary, as these valuations directly impact property rates. The objection must be submitted in the prescribed form and will be considered before a final decision is made. Where to Access the Valuation Roll The municipal valuation roll, which contains the details of all rateable properties, is available for inspection both online and at municipal offices: Valuation Roll 2025–2029: View Here Objection Forms: Download Here Concerns Over Notification Process While the municipality has placed public notices in newspapers, the Democratic Alliance (DA) is concerned that the City has not yet issued formal media statements about the property valuation process. Additionally, many property owners have not received individual notifications via post or email, as required by Section 49(1)(c) of the Municipal Property Rates Act. How to Lodge an Objection Residents with internet access can download and submit their completed objection forms via email to prov@tshwane.gov.za. For those without internet access, hard-copy forms are available at municipal offices. However, for verification and record-keeping purposes, we strongly advise using email where possible. Supporting Documents for Objections If you believe your municipal valuation is inaccurate, consider submitting the following supporting documents: Recent Purchase Agreement: If you recently purchased your property for a significantly lower price than the municipal valuation, include a copy of your purchase agreement as evidence. Estate Agent Reports: If the average sale price of properties in your area is lower than your own valuation, submit a copy or extract of a relevant estate agent report. Private Valuation Reports: If you have had an independent valuation done and it differs from the municipal valuation, include a copy of the private valuation report. Act Now – Deadline Approaching We urge all property owners to review their property valuations and submit objections before the 2 May 2025 deadline. Ensuring fair and accurate valuations is vital in keeping property rates reasonable and preventing undue financial strain on homeowners. For further assistance, please contact prov@tshwane.gov.za or visit your nearest municipal office. Here’s what to expect in the year ahead.
Residential Sales: A Market Poised for Growth in 2025 Residential Property Market 2025. The residential property market is expected to stabilise in 2025, driven by improving affordability and renewed buyer confidence. At WE R PR1ME, we see exciting opportunities emerging, particularly in well-supported areas with strong infrastructure and long-term investment potential. 🏡 Strategic Location MattersBuyers are becoming increasingly selective, prioritising properties in regions with reliable municipal services, secure communities, and lifestyle conveniences. Gauteng remains a key market with untapped growth potential, while Cape Town continues to attract strong demand due to its coastal appeal and urban infrastructure. 📈 A Slow but Steady RecoveryAfter a sluggish 0.8% house price growth in 2024—the slowest in 15 years—market conditions are showing signs of improvement. As interest rates ease, affordability is set to align with opportunity, making 2025 a pivotal year for first-time buyers and investors alike. 💡 Changing Buyer PrioritiesThe modern homeowner values connectivity and convenience more than ever. Fibre-ready homes continue to outperform traditional work-from-home setups, reflecting a shift in lifestyle preferences. Additionally, as inland affordability improves, we anticipate a potential rise in reverse semigration back to Gauteng from coastal areas. 🏠 Why Choose WE R PR1ME?With deep market expertise and a commitment to premium service, WE R PR1ME is here to help you navigate these evolving trends and find the perfect property investment in 2025.
