The City of Tshwane has published its municipal valuation roll for the 2025–2029 period, and property owners have until 2 May 2025 to object to their property valuation if they believe it is incorrect.
It is crucial that residents review their property valuations and lodge objections if necessary, as these valuations directly impact property rates. The objection must be submitted in the prescribed form and will be considered before a final decision is made.

Concerns Over Notification Process
While the municipality has placed public notices in newspapers, the Democratic Alliance (DA) is concerned that the City has not yet issued formal media statements about the property valuation process. Additionally, many property owners have not received individual notifications via post or email, as required by Section 49(1)(c) of the Municipal Property Rates Act.
How to Lodge an Objection
Residents with internet access can download and submit their completed objection forms via email to prov@tshwane.gov.za.
For those without internet access, hard-copy forms are available at municipal offices. However, for verification and record-keeping purposes, we strongly advise using email where possible.
Supporting Documents for Objections
If you believe your municipal valuation is inaccurate, consider submitting the following supporting documents:
Recent Purchase Agreement: If you recently purchased your property for a significantly lower price than the municipal valuation, include a copy of your purchase agreement as evidence.
Estate Agent Reports: If the average sale price of properties in your area is lower than your own valuation, submit a copy or extract of a relevant estate agent report.
Private Valuation Reports: If you have had an independent valuation done and it differs from the municipal valuation, include a copy of the private valuation report.
